We purchased a 11 acre piece of land in Nogales, AZ. Before we bought it we went a couple of times to the land to check it out along with the Long Realty's agent. We were told that we could build our beautiful home here, we were told this time and time again. Unfortunately we got screwed. The land's owner got this land on some kind of shady deal not to mention that the owners are city officials! (and currently campaigning for another term)
We paid $17,000.00 dollars for arquitectural plans. A soon as we went to get a building permit we were told by city works officials that the land had problems. It was divided by wildcat subdivision (illegal within city limits), no up to city code road, no fire hydrants, no cull- de- sac therefore no building pemits. The representative for long realty was never to be seen after the deal. I am out of $ 99,000.00 plus $17,000.00 for plans. (Funny thing though, we were told by people at city works to consider getting a lawyer)
The supervisor at city works told us that in order to get a permit we had to install water, fire hydrants and a cull-de -sac for fire truck turns. We were never advised of this Long Realty. The road that leads to the property was also paved to make it look like a city maintained road, it's not.
Up until now I have spent around $7000.00 in lawyers and filled a lawsuit against the owners, but it has gotten to a point were it's probably not worth it lawyers fees will increment considerably and a trial date will be granted in about a year.
When my lawyers contacted Long Realty's agent she said that she really did not work directly with Long Realty, this was a complete lie since she advertised all over the place with the Long Realty logo.
One more thing, it will cost me around $40,000.00 to get the property up to building permit code. How do you like them apples!
